In the last installment of our effort to highlight some of our region’s best–and undervalued–neighborhoods, we take you back across the river to Fort Wright, Kentucky.
Location, Location, Location
The best attribute of Fort Wright is the proximity to literally everything. It is located a mere 10 minute (5 mile) drive down I-75 to downtown Cincinnati. In addition to an easy commute to work, you have fantastic access to the ballparks, Fountain Square entertainment, and all the restaurants and bars that are offered in Over-the-Rhine. The streetcar makes it even easier to access all that downtown Cincinnati has to offer–which allows for more parking options as well.
And of course, it goes without saying (but we’ll say it anyway) that you also have easy access to Newport and Covington, Kentucky along that same 10-minute drive. That gives you the options of Newport on the Levee, Braxton Brewery, and the Kenucky side of the river for things like Goettafest and the Great Inland Seafood Festival.
The greatest thing about writing this series is that we get to call out landmarks and places that make each neighborhood in our region unique. Fort Wright is no exception. The James A. Ramage Civil War Museum is located off Ridgemont Avenue and is dedicated to informing visitors about the defense of our region during the Civil War. It’s open only on the weekends (Friday-Sunday) and participates or hosts events related to their mission such as a Civil War Book Discussion group and the Civil War Blue and Gray Dinner. For you history buffs, you can’t beat it.
Fort Wright is part of the Kenton County school district. Recently, that district was ranked by the state as a “Distinguished” district. They are 34th out of 173 districts in the state of Kentucky and perform at the 92nd percentile. In addition to the high-performing public schools, there are good parochial options, like St. Agnes Parish and School as well.
Unlike other neighborhoods we’ve spotlighted, we can’t say that Fort Wright has the lowest barrier of entry in purchasing. But we can say it has one of the best values for you dollar and a wide range of options. Homes currently on the market range from 130k all the way to over 600k. That’s a wide-variety of options to find the one that fits your needs. The average home value for the neighborhood stands at around 189k. But the value of homes in Fort Wright have risen a whopping 7.8% over the past year and are projected to rise again this year by about 3%. that’s just over a 10% increase in just 2 years!
